- You identify a client who can benefit from a short sale (or client contacts JK)
- JK will contact client to set up a free consultation.
- JK will prepare the initial paperwork to be signed by the client, including the listing agreement.
- You will review all of the paperwork and meet with the client for review and signature and forward the executed package back to JK.
- If the loan is eligible under the HAFA program, JK will submit a HAFA request to the servicer on behalf of the client. When the approved listing amount is received from lender, you will perform a market assessment and agree to list the property at the approved listing amount or advise client if the approved listing amount is substantially above market and unlikely to result in a successful short sale.
- If the loan is not eligible under HAFA, JK will submit the first investor offer and request the lender order a BPO.
- You will market the property to find an end buyer and provide highest and best offer to the lender.
- You will collect necessary paperwork from client.
- Negotiator will submit the offers to the bank with required client paperwork.
- When the short sale is approved by the lender, JK will forward the approval letter to you and client for closing. Client will be referred to an attorney for review of the short sale letter, at their option.
- You, client, and buyer will close the real estate transaction.
